Selling a Piece of Canadian History: Inside the Marketing Campaign for Hamilton’s Iconic Ravenscliffe Castle

Many people dream of living in a fairytale castle, but translating that fantasy into a successful real estate transaction requires much more than just putting up a “For Sale” sign. For veteran realtors Phil Golfi and Rob Golfi of RE/MAX Escarpment Golfi Realty in Hamilton, Ontario, marketing one of the city’s most historically significant and visually striking residences—Ravenscliffe Castle—demands a sophisticated, story-driven approach.

Rather than relying purely on a standard data sheet of square footage and property figures, the real estate team has chosen to focus on the deep cultural narrative woven into the stone walls of the 12,000-square-foot estate. Featuring 26 total rooms, eight fireplaces, and an abundance of original architectural character largely intact, Ravenscliffe Castle represents a rare class of residential property. Yet, as Phil Golfi explained in an interview with Real Estate Magazine, the true core of their marketing strategy centers on communicating the heritage and romance of the house.

“Ravenscliffe Castle remains an extraordinary architectural landmark, offering a rare glimpse into Hamilton’s prosperous past and representing a timeless legacy of elegance, prestige, and historical significance,” Golfi notes.

The grand estate was originally constructed in 1881 by renowned architect James Balfour for William J. Copp, a prominent local industrialist whose professional legacy is etched into the architecture of the city. Balfour’s impressive portfolio also includes Hamilton’s former city hall, cementing his status as a master builder of the era. Over the years, the castle’s history continued to grow in prestige. It later served as the home of Sir John Morison Gibson, a distinguished lawyer, prominent politician, and former lieutenant-governor of Ontario, adding layers of political and social history to the property’s storied lineage.

A Castle in Rare Condition

While historical properties often come with a daunting list of deferred maintenance, structural headaches, and deteriorating features, Ravenscliffe Castle defies expectations. The current owner, who purchased the estate in 2015, undertook extensive modernization while fiercely preserving the home’s historic integrity.

“Older homes are usually in quite poor condition and need maintenance. The first time I saw it, I was shocked at the great condition. The owner has a full maintenance team full time. Mechanically, he redid everything,” Golfi shares.

Perched majestically on the hill, the castle is constructed of imported Scottish stone, showcasing classic Victorian-era architecture defined by intricate stonework, dramatic rooflines, and an unmistakable five-storey tower that commands attention across the landscape. Inside, the residence continues to impress with principal rooms featuring soaring high ceilings, original carved woodwork, intricate plaster mouldings, decorative ceiling medallions, and rich wood panelling. Multiple working fireplaces, formal living and dining spaces, and a sweeping grand staircase further amplify the sense of historic grandeur.

The estate’s relationship with its surroundings has also evolved over the decades. Originally, the property spanned approximately nine acres of sprawling grounds. Over time, as Hamilton grew, the surrounding lands were subdivided to create the prestigious residential neighbourhood known today. In a nod to its origins, Ravenscliffe Avenue—where the castle now sits—was once the private, sweeping driveway leading directly up to the grand estate.

Zoned for residential use, the castle occupies a prime location in Hamilton’s sought-after Durand neighbourhood. Situated near the base of the escarpment, the property enjoys close proximity to downtown Hamilton, local hospitals, public transit, and a vibrant culinary and restaurant scene, offering a seamless blend of secluded historic majesty and urban convenience.

Ready for Its Close-Up

If the soaring stone walls, dramatic tower, and elegant interiors of Ravenscliffe Castle look strangely familiar to film buffs and television enthusiasts, it is because the estate is no stranger to the spotlight. The historic landmark has served as a stunning backdrop for numerous film and television productions over the years.

Its most recent star turn came on the silver screen in the 2014 release Humane. Directed by Caitlin Cronenberg and boasting a high-profile cast that includes Jay Baruchel, Emily Hampshire, and Peter Gallagher, the psychological thriller places the gracious castle front and centre, featuring the historic residence prominently in both the film’s theatrical trailer and its key narrative sequences.

For the marketing team, Hollywood exposure is an invaluable asset. “Being featured in movies and TV shows makes it more renowned,” Golfi points out, adding another layer of contemporary cultural relevance to the historic listing.

Leveraging traditional media alongside modern channels, Golfi has leaned heavily into print coverage, ensuring the estate has been profiled in local and national magazines, as well as RE/MAX Escarpment Golfi’s proprietary in-house publication. Furthermore, the property has been actively circulated through the brokerage’s extensive targeted email lists, casting a wide net to capture high-net-worth individuals and architectural aficionados.

Finding the Right Buyer

Determining the ideal buyer for a 12,000-square-foot nineteenth-century Scottish stone castle is an exercise in imagination. On paper, the sheer scale of the residence—which includes 11 bedrooms and eight bathrooms—might suggest a sprawling multi-generational family as the primary demographic. However, real estate realities often defy simple categorization.

Pointing to the current living arrangements, Golfi notes that just two occupants currently call the sprawling castle home. “If you look at the current owner, you wouldn’t think it would appeal to him, but he loves it,” Golfi says. Ultimately, the property is expected to resonate deeply with someone who harbors a profound appreciation for historic architecture and a lifelong dream of castle ownership.

The relationship between the seller and the Golfi team began in March. The current owner had long admired the historic mansion that houses RE/MAX Escarpment Golfi Realty’s office—a building that itself speaks to the firm’s affinity for heritage real estate. “We work in the same neighbourhood and have a good track record with unique and older homes,” Golfi explains.

Originally introduced to the market with a listing price of $6.4 million, the price for Ravenscliffe Castle was recently adjusted to $5.9 million. According to Golfi, the market response thus far has been overwhelmingly positive. “People love and adore the castle,” he says.

The listing has already generated a steady stream of private showings and solid local interest. Intriguingly, the property has even caught the eye of a Hollywood producer, though formal series interest has yet to materialize.

Rather than rushing for a quick transaction, the brokerage is prepared for a deliberate campaign. “We have a long runway. It’s about getting the story of the house out there and finding the right buyer,” Golfi notes, emphasizing that the eventual purchaser will be someone eager to hold a genuine piece of Canadian architectural history.

“I’m going to exhaust every market avenue. When it sells, it will be one of the most famous sales in Hamilton and will be talked about,” Golfi adds, expressing genuine enthusiasm for the unique professional challenge.
